Panattoni Park Bydgoszcz IV completed – 110,000 sqm fully leased

Panattoni, the most active industrial real estate developer in the world, has completed and fully commercialised the largest industrial park in Bydgoszcz.

 

Panattoni, the most active industrial real estate developer in the world, has completed and fully commercialised the largest industrial park in Bydgoszcz. Space within the first development on the western side of the city has been leased out to companies involved in production, logistics and FMCG. The developer is planning to further extend the complex.

Panattoni now finds itself just a step away from having delivered half a million sqm in Bydgoszcz. The developer has already developed three BTS centres for leading hypermarket chains as well as an e-commerce clothing giant. Additionally, it has completed a further four industrial parks. The last of these is Panattoni Park Bydgoszcz IV, which comprises three buildings with a total area of 110,000 sqm. It was handed over in July this year and is already fully leased.

The complex is used by an international production company, for whom Panattoni developed an external office with a façade that lets in light from three sides. However for an international supermarket chain, the developer created a hall where goods can be stored at cool to freezing temperatures. Additionally, a Japanese logistics operator has taken up as much as 42,000 sqm and has moved its operations from another Panattoni building in Bydgoszcz. By doing so it has greatly increase the area that it leases.

“Bydgoszcz continues to show the huge potential it holds for many different industries. Between 2021 and 2022, we recorded 70% of the demand since the beginning of our operations for our space in this location and it is proving so hugely attractive because of the location of the city, which is the region’s largest business and logistics centre. Bydgoszcz lies between two rapidly growing markets – the TriCity and Poznań. Furthermore, this location attracts companies of varying reach, because of its centrality and because it has superb connections due to the S10/S5 road as well as the A1 and A2 motorways. The region’s cargo airport is also of major significance,” explains Dorota Jagodzińska-Sasson, the Managing Director at Panattoni.

Panattoni Park Bydgoszcz IV benefits from this superb location since it is the first complex to be developed by Panattoni in the western part of the city. The location provides easy access to Toruń and Grudziądz as well as the Bydgoszcz Miedzyń junction on the S5, and the A1 motorway.

All the buildings in the park have been certified under BREEAM for a rating of Excellent. The park provides high quality office and warehouse space for rent. Due to the solutions applied, the space inside the centre can be flexibly arranged to meet the needs of the tenant while the space may also be adjusted to meet the needs of production. Within the complex, additional facilities are planned including reinforced roofs for the installation of solar panelling and charging stations for electric vehicles.
