Panattoni builds another industrial park in Kraków comprising 25,000 sqm with 4,500 sqm taken by Walraven

Panattoni, the most active industrial real estate developer in the world, has launched the construction of City Logistics Kraków III, the latest 25,000 sqm development on the city limits of Poland’s former capital.

Panattoni, the most active industrial real estate developer in the world, has launched the construction of City Logistics Kraków III, the latest 25,000 sqm development on the city limits of Poland’s former capital. Walraven, an international producer of installation fixings, is to occupy almost 4,500 sqm.

This year at the end of the third quarter, Panattoni completed around 50,000 sqm within Kraków and had a further 10,000 sqm still under construction. Now the developer has launched another project. Construction work on City Logistics Kraków III will be completed at the end of August 2024. “Upon completion of this project, a quarter of our entire stock in Małopolska will comprise urban developments. This proves how important Kraków is as a regional centre. The city is booming and attracts international companies as it is the second largest city in the country in terms of population with an excellent location for the transit of goods between East and West and also has easy access to a highly-educated workforce thanks to colleges such as AGH, the Jagiellonian University and the Cracow University of Technology. Our job is to build a base of modern industrial space to further stimulate this growth,” comments Filip Noworól, Senior Leasing Manager w Panattoni.

The signing by Panattoni of a lease with Walraven confirms that business is interested in operating in Kraków. Walraven is a producer and supplier of installation fixings for construction, sanitation, ventilation and fire safety. It is an international business that also supports designers and installers at every stage of a construction project, from the drawing board to the on-site fit out. Currently, it has nine production facilities as well as local sales subsidiaries across three continents. City Logistics Kraków III will provide Walraven’s Polish subsidiary with almost 4,500 sqm. This space, with its increased storage capabilities, will become the company’s new central location in the country and will enable the company to provide a wider range of services to the market in Poland as well as to further expand in Europe. Walraven’s new Polish headquarters will comprise a warehousing area and a two-storey office section.

“Once again, Panattoni has proven to be a trustworthy partner when it comes to strategic developments. Despite the limited availability of land within the wider urban area, we were able to offer an excellent location in Kraków, which was of particular importance to our client. Our project perfectly meets Walraven’s needs,” adds Filip Noworól.

City Logistics Kraków III is to be built next to the Pleszów bus and tram terminal and as a result workers will have an easy connection to the centre of the city. Furthermore, the location also benefits from being close to the S7, which connects the park with Warsaw and Gdańsk. The new project also presents attractive prospects both to large international companies and smaller local firms in need of custom space. Panattoni allows for smaller modules to be leased, starting at 1,200 sqm with a non-standard depth of barely 52m. The modern space is equally suitable for warehousing, logistics, e-commerce, and light production.

“City Logistics centres are increasingly being used not only for logistics and manufacturing, but also as showrooms, R&D departments, laboratories, administrative centres and – last but not least – as a main base of operations, which is demonstrated by  Walraven. We are certain that the potential versatility of City Logistics Kraków III with its high ecological standards will attract tenants from many different industries,” says Filip Noworól.

The new park is to be environmentally certified under BREEAM for a rating of Excellent. Panattoni is to install an intelligent energy management system, water-tight taps and outdoor lighting controlled by daylight sensors. The developer is also to strengthen the roofs ready for the installation of solar panelling. Saplings and bushes to enrich the local ecosystem are to be planted as well as flower meadows that require no mowing. Workers at the centre will be able to make use of a relaxation area as well as facilities for cyclists and electric vehicle charging stations.
