BNP PRE - quarterly reports - AAG Regional Office Q1 2023

The first three months of 2023 were marked by continued strong tenant demand, increasing office availability and a further slowdown in development activity. At the end of the first quarter of 2023, the total stock of modern office space in the eight largest regional markets outside of Warsaw (Kraków, Wrocław, Tricity, Katowice, Poznań, Łódź, Lublin, Szczecin) amounted to nearly 6.5 million sqm. At that time, about 68,000 sqm of new supply was delivered to the regional office market. The first quarter of 2023 saw a decline in the volume of office space under construction. Projects totaling about 535,000 sqm are under construction. In the first quarter of 2023, tenants in major regional markets leased nearly 175,000 sqm, a figure comparable to the last quarter of 2022. At the end of the first quarter of 2023, the vacancy rate in the major regional office markets stood at 15.9%, up 0.6 p.p. from the fourth quarter of 2022.
